Spring TimeClimate and Terrain
Our area is blessed with warm summers (average 79), mild winters (average 34), long, pleasant spring and fall seasons (average 58-59), 55% relative humidity, 800 ft. average elevation, 11 mph average wind speed, 42" average rainfall, 8" annual snowfall, gently rolling hills, sparsely populated farmland and woods, clean, plentiful fresh-water lakes and rivers. Our most predominant trees are hardwoods, especially oaks. We also have many native flowering trees; dogwoods, redbud, wild plum and magnolias. Forsythia, quince, and crape myrtle are common flowering bushes.

Cost of Living
Housing: A variety of housing options are available in the Lakeview/Bull Shoals/Mountain Home area. Single family residences in city and rural settings, homes on small acreages, a limited number of lake and river view homes, mobile homes on land or in parks, condominiums and townhomes. Median price of an existing home sold in Lakeview/Bull Shoals: $115,000.
A wide variety of licensed contractors are available to oversee new home construction. Building sites under 1 acre start at approx. $8,000. Larger acreages and lake or river view lots vary widely in price. Check with one of our agents about specific vacant land available.

Taxes: Our total tax load is lower than the national average. Property taxes are based on assessed valuation of property. State income taxes are figured on a graduated scale from 1-7%, depending on taxable income. The first $6,000 of retired military pay and the first $6,000 of most private retirement plans, excluding IRA's, are tax exempt. Population of Mountain Home: 12,000. Baxter County:40,000. Marion County: 20,000. Although 41% of Twin Lakes residents are 55+, the community consists of a healthy mix of young working people with families as well as young, active retirees w/diverse interests and a broad range of backgrounds and "home towns", including Illinois, Michigan, Iowa, Wisconsin, Florida, Colorado, Louisiana, California, Texas, and more.
